HIGHCLERE CASTLE

I See beauty everywhere I go!
Maintaining Highclere Castle has been a difficult challenge for Lord Carnarvon, who is the head of the Herbert family. When he succeeded, he inherited about 8,000 acres. Some he sold to pay inheritance taxes, and since then he has made over the remainder to his son, Lord Porchester, and his grandson—but kept for himself the castle and his stud farm, amounting to about 600 acres. There are nine different entrances to this domain, which has a circumference of 16 miles, with three lakes on the grounds, and 56 Cedars of Lebanon, planted a good bit over three centuries ago.
Pictures have had to be sold, family silver and a fine pearl necklace also, and over the years, some of the outlying parts of the estate. But Lord Carnarvon was determined not to sell the family seat, and the status quo is preserved. The red-and-blue flag still waves valiantly and proudly from the tower over the castle.
In spite of the upkeep, life here has always been enjoyed in great style. Much attention is paid to detail. For example, when Lord Carnarvon gave a ball for a thousand guests in the 1950s, he wanted the house to be perfect. So the crenellations around the tower, which were falling apart, were reconstructed for the occasion in hardboard, and then floodlighted.
Lord Carnarvon lives at Highclere with a staff of seven. He is now 80, and remembers well his childhood in this house that has been in the family since the 18th century. When he was a small boy, there was a basic resident staff of 23—including a maid whose life was spent concocting preserves.
Lord Carnarvon went into the army when he was 18, and was posted to India with the Seventh Hussars. The problems of inheritance taxes were devastating, yet he managed to invest a considerable sum in modernization of the castle. The time of the lamplighter, who had orders to fill 150 lamps, came finally to an end.
Highclere has a long history. In the days of Edward VI, the Crown took possession of the manor on the site and granted it to another noble family. Over the generations it changed hands, eventually passing into the possession of the Herberts. At the end of the eighteenth century Henry Herbert was created first earl of Carnarvon.
From then on, major construction was done: making a park and lakes and rebuilding follies. Later, enormous plantings of azaleas and rhododendrons were made, and then the third earl altered Highclere Castle to the condition it is in now. He turned the place from house to castle with the assistance of Victorian architect Sir Charles Barry. In the custom of the time, the designs were molded along the Gothic lines of the Houses of Parliament.

ABOUT PORSCHE DESIGN TOWER
High end automobile brands and real estate haven’t really had the most frequent of partnerships, without a few exceptions like the Jaguar Suite at the London Taj Hotel. But Porsche Design Studio, who has been an active entity carrying forward the expertise and aesthetics of the auto brand, has now tied up with Dezer Properties to create a 57-storey ultra-luxury tower in Sunny Isles Beach, Florida. Amongst other features of the tower, it will enable the owners to drive up their luxury vehicles in a sky-lift, meant exclusively to transport them to their apartments.
With a total of 132 units, the Porsche Design residential tower will have 3 unique drive-in lifts, platform lifts, which will allow owners drive their vehicles into them. Using sensor and controls, these lifts/platforms will then take the owners and their cars to the respective floors and individual apartments, all of which have been allotted separate parking garages. This will ensure a smooth access between the residential premises and parking spaces, without being an obstacle to any other resident around.
The $560 million tower will rise in Sunny Isles Beach as part of a collaboration between Germany-based Porsche Design Group developer and a local developer. It’s the world’s first condominium complex with elevators that take residents directly to their units while they are sitting in their cars.
Pull over into the designated space. Turn off the engine. And enjoy the oceanfront view as you escalate in a glass elevator that takes you, while you are sitting in your car, to the front door of your apartment. You don’t have to leave your car until you are in front of your apartment. After the resident pulls over and switches off the engine, a robotic arm that works much like an automatic plank will scoop up the car and put it into the elevator. Once at the desired floor, the same robotic arm will park the car, leaving the resident nearly in front of his front door. The glass elevators will give residents and their guests unparalleled views of the city or of the ocean during their high-speed ride, expected to last 45 to 90 seconds.
The building, Porsche Design Tower, was approved by the Sunny Isles Beach City Commission.
The cylindrical building will be erected on 2.2 acres of land at 18555 Collins Avenue. The 57-story luxury tower will have 132 units. Smaller units will be allocated two parking spaces and larger ones will have four, with 284 robotic parking spaces in total. There will be three elevators. Residents will be able to see their cars from their living rooms. Owners with fast cars and antiques will have a view of them.
Units will range from 3,800 to 9,500 square feet and could cost up to $9 million.

MIDTOWN MIAMI
MIDTOWN MIAMI
The Buena Vista Yards consists of 56 acres of vacant land and is located south of N.E. 36th Street, north of 29th Street, west of N.E. 2nd Avenue, and east of North Miami Avenue.
It was formerly owned by the Florida East Coast (FEC) Railway, which used the property as a storage yard for freight containers in the maritime transport of goods. The land was purchased in 2002 by Biscayne Development Partners, LLC, a joint venture between Midtown Equities and Samuel & Company. Biscayne Development Partners in turn sold the western portion of the site (for retail and apartment development) to Developers Diversified Realty (DDR).
The developers are working closely with the City of Miami and Miami-Dade County to fund public improvements including street paving, gutters and sidewalks, water and sewer lines, drainage systems, landscaping, and irrigation. The financial funding from this project comes from many different sources, including a HUD Section 108 loan, Community Development District (CDD) Bonds, Economic Development Administration (EDA) funds, Environmental Protection Agency (EPA) funds, and the Florida Department of Transportation (FDOT) funds.
Once finished, the project will consist of two major components: The Shops at Midtown (retail) and Midtown Miami (residential), providing approximately 600,000 square feet of retail space, 3,000 condo lofts and 350 apartment units. It will have an estimated development value of $1.2 billion and will generate an estimated 1,700 permanent jobs.
This enormous project will transform the neighborhood into a vibrant urban center and is destined to become one of the most dynamic new retail locations in South Florida.
Construction activity is on the upswing in Miami, and Midtown Opportunities L.L.C. has just purchased 22 acres to play with at the 56-acre Midtown Miami development. The private investment group shelled out nearly $57.3 million in cold hard cash to acquire the land from Midtown Equities L.L.C.
Commercial real estate and capital markets services provider HFF sealed the deal on behalf of the seller.
Midtown Miami has sprouted options ranging from residential to commercial and presently features 110,000 square feet of retail and office space among its offerings. In addition to thousands of condos and apartments, the mixed-use destination’s The Shops at Midtown Miami, owned by DDR Corp., will ultimately present over 600,000 square-feet of retail.
Midtown Opportunities has not yet revealed plans for its newly acquired land, which consists of 16 acres within Midtown Miami and six bordering acres that were once the site of a Chiquita Banana facility. Putting condominiums on the agenda may or may not be a good move. The mixed-use compound is already home to a bevy of for-sale multifamily residences, many of which sat vacant through the economic downturn. However, now that the market is back on the upswing, the condos are quickly finding new owners.
According to the Miami Downtown Development Authority, only 4,000 of the 23,000 new condo units that debuted in the city just before the big housing crash remained unclaimed by the middle of 2011. If Midtown Opportunities decides to go with condos, it will not be alone. Newgard Development Group recently announced that in 2012, it will kick off construction of the $170 million BrickellHouse, the first newly conceived condo project to get off the ground in the city since 2008.
Miami’s hotel market is also getting some attention from developers, and lenders appear to be onboard. In November, Lowe Enterprises Investors orchestrated a $51.2 million construction loan for the redevelopment of the 1930s-era Ritz Plaza Hotel into the 142-room SLS Hotel South Beach.
Retail, residential, lodging. Depending on zoning, the Midtown Opportunities may have more than a few options for its 22 acres at Midtown Miami.
